This three bedroomed holiday apartment is one of two privately owned award-winning apartments on the first floor in the new, luxury, Limnaria Villas residential complex in Kato Paphos. This larger apartment faces south-east to south but its balcony is protected from the hotter sunshine in the afternoons. It is, therefore, ideal for the heat of the summer, whilst enjoying morning light.

For full sunshine the pool below beckons!

It has a bathroom and a walk-in shower room, both with grab-rails fitted, so is ideal for those whose balance may not be perfect or if anyone in your group tends to "hog" the bathroom!

This is the apartment for you if your group includes people who want a bedroom to themselves or larger numbers: groups of friends, big families, 3-generation family holidays. This spacious apartment will mean you can all enjoy being together, without feeling cramped or treading on one anothers toes!

The complex is located away from the bustle of the main tourist area, yet only a couple of minutes walk from the municipal beach (Blue Flag), shops, restaurants, nightlife and the harbour area. The building is situated in beautiful, well-maintained gardens, with a swimming pool and a large sunbathing area.

The apartments are equipped with the following:

Living rooms: sofa, armchairs. Colour terrestrial and satellite (Hotbird) TV, video, music centre, dining table and chairs, coffee tables/side-tables, lamps.

Bedrooms: (one double in each apartment, others - twin). Double fitted cupboards (with plenty of coat hangers), dressing tables, bedside tables with lamps, ample drawer space.

Kitchen areas, off the large open-plan living/dining areas: fridge/freezer, cooker, microwave, washing machine, electric kettle, coffee making machine, toaster, dishes, cutlery, cooking utensils.

Bathroom: bath with shower over, vanity unit and WC.

Entertainment: Board games, books, videos, music tapes, .

Other: Iron, ironing board, clothes dryer for the veranda, bed linen, towels (including beach towels), hair dryer, picnic chairs and a picnic table, cooler box for you to take in the car for full-day excursions and picnics on the beach or in the mountains. Sun-loungers are provided round the pool and the apartments have additional lounger-chairs and sun-umbrellas.

Room Comfort: All rooms fitted with ceiling fans and air-conditioning units, all windows double-glazed. Heat-reflecting shutters to all rooms but bathroom and kitchen, fly screens to all.

"Outside": Large veranda with dining table and chairs, overlooking the gardens and swimming pool.

For the physically less energetic: There are 18 shallow steps with hand rail up to the first floor. The baths/showers have support grab rails. The 3-bedroomed flat has a walk-in shower. The shower by the pool is also 'walk-in'! (The general area is flat, including the walk to the sea.)

Parking: ample off-road parking, located on a slip-road, not a through road.

The site has easy, non-complicated, access to Paphos airport and is about 15-20 minutes distant by car.

The central tourist area of town, harbour area and nightlife areas are around 10-15 minutes walk away.

The site is set back 4-5 minutes walk from the main coast road.

This side of the road is a small, colonnaded shopping complex with piazza-style restaurants, car hire and excursion bureaux, a small foodmarket for basics and some other tourist shops for sandals, T-shirts etc. There are a number of other restaurants, including Chinese.

Across the road is the beach (Blue Flag) and beach restaurant. In season water sports equipment and water-based excursions e.g. diving, parasailing, can also be found here.

From the beach there is a sea-side walk into the town, which is away from the traffic and gives beautiful views of the harbour, Lusignan fortress and lighthouse as well as being bordered by flowers in season.

Shortly before the road are tennis courts and on the opposite side is the (4*) Alexander the Great hotel, with its fitness facilities and heated swimming pool for those who stay for longer periods or in winter.

Being out of the centre, though in walking distance, parking is also no problem. However, it is not necessary to hire a car for your stay unless you wish to take tours around the island. Buses run along the coast road into both Kato Paphos and the upper town, as well as along the coast to the Tombs of the Kings and Coral Bay.
